So what is the deal!!
 
Cape Verde Beach Resort is an off-plan 5 Star resort hotel of 800 rooms predominantly aimed at the UK Tourism Market offered through major holiday companies. Long term contracting is to a major tour operator which will generate yields/operating income.
  • You invest into one of 66 equal Property Portfolios, each of which will have an initial investment value of £415,000/600,000E
  • Your investment takes the form of a loan to the promoter, and the purchase of ordinary shares in one of the 66 UK Ltd companies which form the structure of the investment model. Min investment £16k.
  • The principles are committed to invest a min of £4 million/6 million euros
  • On the hotel becoming operational  (2010)  your loan is paid back to you BUT you can also release funds against your shareholding since each Property Portfolio is cautiously predicted to have a value of £1 million / 1,500,000 euros with £415,000/600,000 euro equity available. Investors will see a 100%+ gain in the 3 year period
  • This is a close ended property portfolio. Your 'exit strategy' and draw down on the capital gain in your shareholding in the hotel is facilitiated by equity release against those shares. This equity release/loan is 'non-recourse' .. a safe option for you.
  • You retain your shares and the ongoing rental yield pays off the equity release/loan you took. As the value of the Hotel increases, and your loan against your shares diminish you have the option of further equity release or indeed the sale of your shares.
Your financial security: The framework of this product is allowed on to the platform of providers such as IPM and Standard Life under Self Direction (SIPP’s and SSAS’s). Client’s money is held in an Escrow account. Independent lawyers control this account, only releasing money as each stage of the build is certificated. The product is covered by section 81 of the Companies Act.
